Like kind can be anything general investment/income related, whether it be land, rentals, commercial and more. You can sell low or no income producing land and 1031 into apartments. You can sell a 4 Plex and 1031 into a home or commercial building. You have options.
Did you know you do not have to spend all your proceeds in a 1031 exchange? This is true, you'll just have to pay taxes on the boot/monies you receive at close atop from what you 1031 exchange into. So if reinvesting into a structure is the goal and padding your pockets for an immediate need exists, this is a valid option.
Did you know you can 1031 into a property you intend to live in? Yes, this is true. You will need to be collecting income on this property for the following 2 years if this is your end goal and not occupy during this period.
